Windows



The Butler is meticulous and notices every detail, he uses a thorough 6-step process to ensure the quality of each and every window. The Butler understands that window cleaning can be a challenge to clean properly, and difficult to access, especially for those high, hard to reach areas. The Butler's average client has their windows cleaned every 6-12 months, but the Butler believes the frequency of cleaning windows is a personal preference. The Butler will clean up to three stories for residential and commercial jobs.

Pricing: The Butler determines his rates based on the number of window pane in your home. If you want only the outside windows cleaned the rates drop 33%. If you want only the inside windows cleaned rates drop 50%. In addition these prices include a complementary wipe on the window track from the Butler, however a deep clean to the track does require an additional fee. If your windows have water stains this will require an additional step of cleaning and will require a separate bid for removal. Master Butler, Inc. does have a $100 minimum; if you do not have enough windows to reach our minimum we also offer an array of services that can make up for the remaining balance and meet your home service needs.

Standard panes inside and out: $2.75- $3.25 each. If you have a window frame with two windows, one is stationary, and the other is a slider that constitutes two panes.

French panes inside and out: .75- $1 each. A French door may consist of 9 French panes that are divided by a wood or vinyl strip. Note, if there are grids in-between the two glass panes that does not consist of multiple French panes but rather one standard panel, that’s important to know because when calculating your own estimate, that mistake could inflate your rate when not necessary.

Skylights inside and out: $5- $15 each. In most cases skylights are no more than $10 each.

Screens Cleaned: $1.00- $3.00 each, price varies depending on how dirty they are. It is recommended to clean your screens the same time as your windows. Winds, or heavy rain storms can hit the screen which in return transfers the dirt from the screen onto the window pane leaving dirt mark the shape of water drops. Dirty screens also distort the clarity of the windows especially after the window have been professionally cleaned.

Window Screen Repair or Replacement $15- $30: Doors are bid out separately because there are a variety of options that can adjust the rate, for more info contact The Butler for details.

Commercial Cleaning for Store Front Windows Inside and Out: $2.75- $5 each. Contact the Butler for detail to find an estimate fit for you.

New construction window cleaning can range up to 75% more than the standard window pane. Contact the Butler for details to find an estimate fit for you.

FACT: Did you know that some windows are tempered which, if not cleaned properly, can scratch the window? WHO KNEW! The Butler takes special care to ensure each window is cleaned the right way. There are several ways to know if your windows are tempered. One way you can find out for yourself is a tempered window will have a “Temper” sign etched in the corner of the glass pane.

It is important no know if you have a UV protectant film on the inside of your windows, if not cleaned properly, it can result in a scratched or cut appearance on your glass.

Gutters



The Butler is thorough and efficient when cleaning gutters, and The Butler will properly dispose of all debris, leaving a clean finish! To ensure you have a peace of mind with the quality of our work, the Butler offers a 3 month warranty. If your gutters clog within three months of our cleaning of your gutters the Butler will come and fix the clog at no cost.
Depending on your surrounding landscape, your gutters should be maintained semi or annually each year. If you have deciduous or coniferous trees with branches that overhang on your rooftop, your gutters need to be cleaned as often as once or twice a year. FACT: Did you know that if your gutters are clogged, water will back up and overtime cause the eves to rot! One sign to know if your gutters have been neglected is to look for drip lines on the outside gutter.

Exterior Gutter Cleaning. The Butler has a few tricks up his sleeve when it comes to successfully cleaning the exterior gutters. Due to new mapping technology, send the Butler your address with your request, and The Butler will respond with an estimate just for your home.

Down Spout Strainers: $2.75 plus installation. After years of experience in cleaning gutters, the Butler has learned the importance of using leaf strainers in every down spout. Leaf strainers allow water to flow through the downspout while holding back leafs and debris. It is true that the Butler can clean out downspouts without leaf strainers, however if the debris goes past the downspout and clogs underground it can be an expensive fix to rip up landscape and worst case scenario rip up concrete surfaces to access jammed pipes.

Above is a photo of the leaf strainer the Butler highly recommends, and below are the reasons why:
1) Unlike most strainers, this strainer is small enough to hold back threatening debris that can jam the downspout and is big enough to allow tiny specs of debris to pass through, this is important because if the strainer is too small it will cause a water dam shortly after it has been installed.
2) This strainer is made out of galvanized metal and will last forever unlike the plastic ones that get brittle and break after the first or second year.
3) Unlike other strainers, this strainer is designed to easily come in and out of the downspout without catching the screw that holds the downspout and the gutter together.
4) This strainer is not the cheapest, nor is it the most expensive, but it is the most effective and best value for the price. the Butler sells this strainer for $2.75 each. If the Butler can put them in while he is cleaning the gutters and downspouts then the labor is free, otherwise a service charge will be added if he has to come back to install them. If you get this letter after The Butler has just cleaned your gutters, you can look forward to having them installed during your next gutter cleaning appointment and the Butler will gladly do the install at no labor cost to you! You only pay for the cost of if the strainers!

Gutter Guards Installation:The Butler does install gutter guards; however the Butler does caution customers from installing them because they no not always save the customer money. All gutter guards whether custom or generic will eventually fill up and clog your gutter. In many cases a home owner will spend more money on the gutter guards and their maintenance, then the traditional route of having a semiannual or annual cleaning. Contact The Butler to see if gutter guards would be appropriate for your home.

 

Roof Cleaning:

The most effective way to maintain a roof is to semiannually or annually blow your roof clean with a power blower, and then apply moss treatment to prevent moss build up. In situations where the roof has been neglected and is beyond restoring with a power blower, a power washer using controlled pressure may be your most effective approach in restoring the luster to your roof. Pressure Washing



Pressure washing leaves your concrete and solid surfaces sparkling in the sunlight. Without the proper equipment, pressure washing can be an labor-intensive task. The Butler uses an industrial, impressive, power washer with all the bells and whistles, such as a 24” surface cleaner and an industrial rotary nozzle to ramp up its power so that it cuts through the toughest stuff. For curb appeal, the Butler recommends pressure washing your driveway and porches annually. The Butler understands it's important to use controlled pressure when power washing, some surfaces are more delicate then others and require special care, or controlled pressure to prevent unnecessary damage. Carpet and Tile Cleaning



The Butler provides superior carpet cleaning, using the hot water extraction method commonly known as “steam cleaning”. Hot water extraction is what major carpet manufactures recommend to maintain their warranty, for deep cleaning. The Master Butler carpet cleaning system is equipped with a Rotovac wand that consist of dual rotating stainless steel heads that produce 1500 multidirectional cleaning passes per minute leaving your carpets extremely clean! Also, the Butler cleans green! His cleaning solution is both green sealed certified and soap free. Having soap free solution is important because soap attracts dirt causing unwanted resoiling; having soap-free or detergent solutions means your carpets will stay cleaner longer. The Butler also offers carpet protectant designed to protect your carpets from stains.

Holiday Lights



On behalf of the Butler, Thank you for allowing him to be a part of creating your holiday light experience.
Nothing puts a damper on your holiday plans like climbing onto your rain soaked roof and carefully edging your way (don’t look down!) across the treacherous, steep-pitched roof line and realizing that your old strand of lights does not work anymore. Now you have the frustrating task of figuring out which light on the endless strand has gone bad!

To avoid the “Griswold Family Christmas” approach, call Master Butler. Not only will the Butler professionally install your holiday-light-wonderland, the Butler will either bring along his own assortment of Christmas lights and customize it specifically for your home, or use your existing lights. The Butler does simple rooflines to extreme rooflines, no task is too large. Holiday lights is the Butler busiest time of year. The Butler suggests you call by September to reserve your spot. Tips to know:

What lights should I use on my home?
The Butler recommends c7 incandescent bulbs because they are energy efficient, reliable for years to come, and illuminate a beautiful warm light.

What about Icicle lights?
There are many brands of Icicle lights, but only a few the Butler recommends because they look the best and are more efficient to install then others. The down side to Icicle lights is that they cost more, more time consuming to install then a c7, and are not as reliable as traditional bulb lights.

What about Led Lights?
LED lights are becoming more and more popular because of how energy efficient they are, however that is about all they have going for them. The biggest drawback is the look, Most LED lights put off a very cool base feel rather than the traditional warm base. Another drawback is the upfront purchase cost. The only LED light the Butler recommends is “LED warm light” Keep in mind that LED warm light is not as attractive as traditional incandescent lights, but they are hands down much better than the “LED Cool light.” Lastly, Led lights are not reliable, this may change as technology improves.

Holiday light design tips:

Center around the focal point of your home. The focal point of your home should be the roof lines and the front door. If strategically placed properly, the inside Christmas tree can also be a focal point from the outside. If you are lighting up your back yard the focal point should be the entertaining area. Start first with designing your holiday light display around the roofline of the home. We strongly recommend you us C9 or C7 bulbs; they give of a warm base feel and are attractive to the eye. C9 bulbs are bold, however C7 are a great alternative because they are also effective, but give a more elegant touch and save you 33% on your energy.

Place lights in proportion to what you are decorating. When outlining garage doors, C7 bulbs would be more proportionate with the doors then C9. If your home sits high on a hill and could be seen from a far more distance,C9 bulbs would give a more of pop then a C7. Mini lights are great for small shrubs and trees, C7 bulbs are great for large trees. If you live on a corner lot, consider designing both street side rather than the traditional front view.

Do not buy new lights before consulting with the Butler? After years of experience, the Butler has learned that there are the right lights to buy that meet and exceed home owner’s expectations, and there are the wrong light that causes home owners to have buyer remorse with feelings of regret and frustration. The Butler has developed a preferred list of lights that he now carries in stock to make your holiday light experience most pleasurable, these lights are on his preferred list because they look the best, are energy conscious, most reliable, and are the most all around cost effective choice. If you buy new lights other then the Butler’s preferred list then rates may increase because other lights are much harder and more time consuming to install.

Existing Holiday light Customers: The Butler has tentatively placed you on a reoccurrence for next year to insure you get in between November 1st and December 1st, you will get an email reminder in October to confirm your appointment. The Butler has worked hard in creating your lights to have a low profile during the day when they are turned off, this means the lights can be installed earlier or taken down later then the home owner planes to keep them on.

Your appointment time: The appointment time in which you will receive may change due to weather changes in which you will receive a general email notifying you of how many days the Butler is expecting to be behind. The Butter will begin the holiday light season a little earlier then in the past to insure that everyone’s lights are up in time for the holidays. If you have a specific time you need the light up please notify the Butler so that he can accommodate accordingly.

What must you do to prepare for your Schedule Appointments? You are not expected to be present when the Butler installs your lights, if you know that you are going to be away during your appointment please do the following in preparation:
1) Please remember to leave your light out were you feel they will be safe.
2) If your power source is inside please plug in an extension cord, and run it outside, or email the Butler a temporary door code the day before your appointment.
3) If your lights are connected to a switch inside please leave the switch on before you leave so the Butler can test the lights when he is done to insure everything is working properly for your holiday light experience.

Taking down lights: The lights will be put down in the order in which they are put up so there are no schedules appointments for takedown, and you are not expected to be present. Light take down will begin the Monday after new-year and will all be down by The 20th of January unless weather conditions permit otherwise in which you will be notified. If you want the light up after January 1st please notify the Butler so that he does not take them down prematurely. Also, do not feel like you have to turn your light off after new year’s day, more and more home owners are leaving there lights up later to extend their holiday experience.

Storage: The Butler has taken down your light in away so that they are the most efficient to install for the following year, please keep the lights and supplies stored as the Butler left them and keep them stored separate from any other holiday decorations, if the lights have been tampered with and or are combined with or holiday light decoration this will slow down the Butler's efficiency and a small fee will accrue. Energy Cost: If you want to know how much energy you are using to power your lights, please inform the Butler and he will configure your cost based on how many amps your light pull, and how long your lights are on each day.

Increasing efficiency: Each year the Butler finds new ways to improve the install and the take down procedure of holiday lights. At times you may see a small increase in your bill that will be needed to modify your light to keep up with technology; these modifications will save you more money by avoiding rate increases that would otherwise due to old technology and inefficiency.

Trouble shooting: Please notify the Butler immediately if any issues occur with your lights so that he can get them fixed as quickly as possible.
